What our design and build contract covers

When you appoint separate designers, contractors and specialist trades, every interface between them is a gap where cost, time and blame can hide. Design and build closes those gaps: SUA holds the contract, and the coordination risk sits with us, not with your operations team.

A typical SUA design and build engagement includes:

  • Workplace brief development and space planning
  • Interior design and full technical construction documentation
  • Authority and landlord submissions required for office fit-out works
  • Construction delivery, site management and subcontractor procurement
  • Testing, commissioning and handover documentation
  • Defects liability period and rectification

What a design and build contract does not remove: your obligations as tenant under your lease, and any works your landlord reserves to its own nominated contractors. We tell you which is which before you sign.

The three-role model: what SUA delivers, coordinates, and what stays with you

On every design and build project, each workstream — interior design, mechanical and electrical services, fire protection, data and AV, authority submissions, and so on — falls into one of three roles: SUA contracts and delivers it directly, SUA coordinates it on your behalf, or it stays with you or your landlord. We set out this split for your specific project before you sign, because the split against a landlord with in-house M&E specifications differs from a bare-shell tenancy — a generic table would misstate one project or the other.

Design Brief

We document your headcount, ways of working, technical requirements and budget parameters. You get a written brief that both sides sign off, so scope is defined before design begins.

Design Proposal

Space plans, design concept and a preliminary cost proposal. You get a design and a number you can take to management before committing.

Letter of Award

The contract point. Scope, price and programme are fixed in one agreement with SUA as the single accountable party.

Technical Construction Drawings

Full construction documentation, plus the landlord and authority submissions required to start work on site.

Project Construction

Site delivery under SUA's project management: subcontractor coordination, progress reporting and variation control.

Handover

Testing and commissioning, handover documentation, and the start of the defects liability period. You get a completed office and a defined process for anything that needs fixing after move-in.

How we control cost and variations

The question behind every “turnkey office fit-out” search is really: will the final invoice match the contract? Here is how a design and build contract structurally protects you:

One price, one owner. Because design and construction sit in one contract, design decisions are priced as they are made — not discovered as claims after a separate contractor prices someone else's drawings. The most common source of fit-out variations (design-to-construction gaps) is internal to SUA, so it is SUA's cost to manage, not yours.
